What is the difference between Circle Rate and Market Rate?
Circle Rate is the government-defined minimum benchmark price at which a property can be registered. Market Rate is the actual price a buyer pays the seller, driven by demand, layout, and amenities (usually higher than circle rates).
Can a property be legally registered below the circle rate?
No, you cannot register a property below the official circle rate. Even if the actual transaction is done at a lower market price, the government stamp duty and registration fees will still be calculated based on the official circle rate.
Why do circle rates vary so much across different sectors?
Circle rates depend heavily on government zoning categories (A to H in Delhi), road width, municipal infrastructure, and usage (Residential vs Commercial). Properties facing wider roads or located in premium zones carry a higher circle rate.
How do I calculate plot value if the area is in Gaj and the rate is in Sq Ft?
